Summerlin History

In 1952, Howard Robard Hughes, Jr. acquired a 25,000 acre parcel along the then-barren western rim of the Las Vegas valley. In 1988, plans for a master-planned community named for the paternal grandmother of Howard Hughes,  Jean Amelia Summerlin comes to life.

Two years before any changes to the land, Howard Hughes executed a land exchange with the Bureau of Land Management facilitated by The Nature Conservancy in which Summa Corporation, predecessor to The Howard Hughes Corporation, gave up 5,000 acres of environmentally sensitive land in exchange for 3,000 acres more appropriate for development  to protect Red Rock Canyon.

In 1988, Meadows School opens as first facility in Summerlin, in 1990 Summerlin Parkway was completed and also started the development of Summerlin officially commences with the community’s first village, The Hills. Months before the first residents move into their home, The Howard Hughes Corporation completes the community’s first major park, The Hills Park.

History was made when the first family moved to Summerlin in March 1991. In 1992 Summerlin ranks #1 in new home sales nationally just one year after development commences. For ten consecutive years, 1997 to 2007, Summerlin is ranked number one for new home sales among master-planned communities nationwide, according to RCLCO.

In 1992 Summerlin Library and Performing Arts Center opens and in the following year, 1993, Lummis Elementary School and Becker Middle School open for the residents. In 1996 comes the Summerlin Hospital Medical Center, a 40-acre medical campus managed by the Valley Health System. Bringing a significant cultural presence to the community, in 1999 the Nevada Ballet Theatre relocates to Summerlin. The building boom continues in 2001 as Summerlin completes its 20,000th new home and sets a sales record for the most new homes sold in one week. In 2002 Urban Land Institute named Summerlin as Community of the Year in its Awards for Excellence; Money magazine names Summerlin as one of three best places to live in Las Vegas.

Also In 2002 a second land exchange between HHC and the BLM enlarges Red Rock Canyon National Conservation. With focus on active, healthy outdoor living, Summerlin continues to make national headlines and in 2007 was ranked #1 Best Place to Live & Play by National Geographic Adventure. On the following year, in 2008 Summerlin receives inaugural American Trails Developer Award, the first time the award has been given to a private developer.

In 2011 the Howard Hughes Corporation® receives the Water Hero Award from the Southern Nevada Water Authority Water Conservation Coalition for the community’s significant water conservation efforts and leadership. In October 9, 2014, comes the inauguration of Downtown Summerlin, a 400-acre urban core in the center of the community that when complete, will also include more than 4,000 urban style residences, Class A office and service retail. Also, Downtown Summerlin achieved it’s LEED Certification in 2016.

2016 was also the year of which Summerlin ranked #5 nationally on the list of best-selling master-planned communities according to RCLCO. More than 150 miles of trails connect Summerlin’s neighborhood villages. Today there are 10 miles of completed trail along with 215 Beltway, with more on the way and eventually, this regional trail system will connect to Red Rock Canyon National Conservation Area. In 2008, The Howard Hughes Corporation® received the American Trails Developer Award from American Trails, a non-profit organization dedicated to trail interests.

Today Summerlin is home to nearly 100,000 residents and is now entering its 27th year of development, with approximately 6,000 gross acres left to develop.
